The first thing we do is find out where the water came from and make sure it's stopped. There's no point fixing a floor if the leak is still active. Once the source is handled, we remove the damaged flooring to see what's happening underneath. The subfloor is the foundation of your floor, and it's what we inspect most carefully. If it's swollen, soft, or showing signs of mold, it has to be repaired or replaced. Putting new flooring on a rotten subfloor is just wasting your money.
We check moisture levels in the subfloor and surrounding materials to ensure everything is completely dry before we proceed. Rushing this step is a common mistake that leads to mold and repeat failures. We use professional-grade meters for accurate readings, so we know exactly when it's safe to start rebuilding. This isn't a guessing game; it's a methodical process to ensure the problem is solved permanently.
When it comes to the repair, we match the new material to your existing floor as closely as possible. For laminate and luxury vinyl plank, this often means replacing the affected planks. The key is a proper installation with the right underlayment to prevent future moisture issues. These materials are good choices for areas prone to moisture, but even they can't withstand a flood without proper subfloor preparation.
Hardwood is a different story. Sometimes, if the damage is minor and caught early, we can dry, sand, and refinish the boards. But if they're cupped, warped, or blackened from mold, the damaged sections must be removed. We'll lace in new boards, then sand and finish the area to ensure a seamless, uniform look. Trying to patch water damage yourself often leads to bigger headaches. You might cover up a damp subfloor, trapping moisture and creating a perfect environment for mold to thrive.
